The Irwinville datacenter is back and bigger, this time called Project Arrowhead for 4,220,000 SF, Approximately 1066 acres.
The Irwin County government on April 10, 2026, submitted an application as a Development of Regional Impact (DRI) to the Georgia Department of Community Affairs (GA-DCA).
The new five-tract campus includes the old one and extends farther east, across Ponderosa Drive to Pinetta Road.

According to the Initial Form, the location is “31°35&min;57.00&sec;N, 83°22&min;2.79&sec;W. Parcel numbers 0018 0007, 0026 0001, 0026 0003, 0026 00040AA, and a p”
That’s right, the last parcel is truncated. But it must be the one where the latlong leads, which is parcel 0035 0009, owned by Marcus D Fletcher Trust, trustee Angie F Bryan, 641.67 acres. That east parcel conveniently has a power line on it.
It’s connected to the former land west of Ponderosa Drive through parcel 0026 0040AA, owned by Sirrom Farms, LLC, 120.19 acres.

Apparently the developer convinced Sirrom Farms to cooperate, considering two property owners are listed, Fletcher Marcus D Trust, Sirrom Farms LLC, and two emails, russbryant@ymail.com and abryan157@hotmail.com. Hm, abryan could be the same as Angie F Bryan, Trustee of Marcus D Fletcher Trust. That first email is for the developer, with telephone 229-326-0827.

Oh, and they think the Estimated Value at Buildout will be $6 billion with $20 million “Estimated annual local tax revenues (i.e., property tax, sales tax) likely to be generated by the proposed development” and 200 ”Estimated number of full time employees (FTEs) to be generated”, all from the regional work force.
It also says they estimate their water supply demand to be 0.05 million gallons per day (mgd) from the Floridan Aquifer, with no need for a water line extension.
Also 0.03 mgd sewage flow, to be “Treated on-site and discharged to surface waters under a state-issued NPDES wastewater discharge permit.”
With 30.8% impervious surface on the site, “Project will have adequate detention and/or retention ponds to mitigate the project’s impacts on stormwater management.”
Further, they say 1.500 (one and a half) peak hour vehicle trips per day and 2,500 tons of solid waste annually, with no hazardous waste.
And they claim the project will have no effect on any of 8 environmental quality categories. I would agree on protected mountains. I’d like to see documentation on watersheds, groundwater recharge, wetlands, protectd river corridors, floodplains, historic resources, and other environmentally sensitive resources.
They say peak connected electrical load will be 1.25 gigawatts (GW) from Georgia Power, with 30 GW hours of estimated daily energy usage, with no on-site electrical generation. How will they get this electricity? “Georgia Power is in the process of completing an energy study for the project.”
I’d like to see some documentation on all those claims.
The developer this time is Premier Data Center Development, LLC. According to the Georgia Secretary of State, that LLC was formed February 25, 2026. That’s the day before the final Irwin County Planning Commission Public Hearing, at which the Planning Commissioners recommended approval.
The registered agent is C T Corporation System, 289 South Culver Street, Lawrenceville, GA, 30046, USA, in Gwinnett County, i.e., metro Atlanta. The organizer listed is Kelly O. Faber, 3615 Braselton Highway, Suite 204, Dacula, GA 30019, kelly@fabermabe.com, Principle Office Mailing Address, P.O. Box 212, Satham, GA 30666.

Their officers are Catherine Wolfe, CEO; Robert Ingato, Secretary; Thomas P. Campanellie, CFO. Their Business Formation was October 25, 1938. They also have an Authorizer, Erin Sanders.
CT Corporation’s web page says they do Registered Agent Solutions, Business License Solutions, etc. So they’re a shell company formation shop.

Now you know as much as you did before you read that corporate-speak.
If you look under Organization it gets a little more specific, “We help our customers make critical decisions every day by providing expert solutions that combine deep domain knowledge with advanced technology and services. The five global operating divisions serving our customers are: Health, Tax & Accounting, Financial Corporate Compliance, Legal & Regulatory, and Corporate Performance & ESG.”

OK, then: let’s see documentation on closed-loop cooling, and some real-world examples by the same company.
So this datacenter application is for a shell company of a DBA name for a New York City conglomerate.
No doubt they have the best interests of poor, rural, citizens in mind.
